CASTLE ROCK, Colo., Oct. 9, 2026 /PRNewswire/ -- Limestone Custom Homes, a Castle Rock-based design-build custom home company, today said the 2026-2027 building season is shaping up as the most favorable window in recent memory for Douglas County homeowners to build an accessory dwelling unit (ADU). Colorado's HB24-1152, which took effect June 30, 2025, now requires communities including Castle Rock, Parker, Lone Tree, and unincorporated Douglas County to allow one ADU on single-family lots through an administrative approval process, replacing a patchwork of local rules that discouraged many homeowners from moving forward.

Under the new law, qualifying jurisdictions can no longer require additional off-street parking for an ADU in most cases, impose owner-occupancy requirements, or apply stricter design standards to an ADU than to the main home. The law also voids HOA covenants that prohibit ADUs outright, a significant change in HOA-heavy Douglas County, though associations may still apply reasonable design standards.

According to Limestone Custom Homes, Douglas County homeowners pursuing ADUs are typically motivated by a few consistent goals: housing for aging parents or adult children, long-term rental income to offset rising housing costs, home offices and studios, and guest suites. Many plan for more than one, designing a unit for a family member today that can become a rental later.
