Walker & Dunlop’s 2026 Apprise Outlook: Appraisers Have Earned a Seat at the Table Well Before CRE Deals Get Done

Walker & Dunlop, Inc. today released its 2026 Apprise Outlook, outlining a shift in commercial real estate valuation as owners, lenders, developers and investors increasingly seek valuation expertise earlier in the investment process and before capital is committed.

Clients are engaging appraisers upfront to test assumptions, assess opportunities and identify risks before making major capital decisions. In today’s market, performance can vary significantly by property and market. Valuation expertise provides critical insight into the factors that may affect an investment, development or refinancing strategy.

“Value is no longer the finish line. It’s the starting point for understanding risk, assessing opportunities, and making more informed investment decisions,” said Meghan Czechowski, MAI, senior vice president and head of Apprise, by Walker & Dunlop. “Clients need a clear understanding of the assumptions behind that value, where those assumptions may change and what that means for the decisions in front of them. That’s where we can make a meaningful difference.”

The timing is particularly significant as approximately $875 billion of the $5 trillion in outstanding commercial mortgages is expected to mature in 2026. As those loans come due, owners and lenders are reassessing what properties can support under current conditions and whether refinancing, extensions, modifications, recapitalizations or alternative financing structures make the most sense.

Technology is helping bring that valuation intelligence into the decision-making process earlier. Apprise combines proprietary technology, data and connected workflows to streamline the valuation process, giving appraisers more time to analyze property and market trends, test assumptions and identify the factors that could affect performance. The result is faster and deeper insight that clients can use earlier when evaluating investment, development and refinancing decisions.

Apprise’s technology strategy was recently recognized when the Apprise Client Portal was named Overall PropTech Solution of the Year for their fourth consecutive PropTech Breakthrough award win. The recognition reflects a broader evolution in valuation from a static deliverable at the end of a transaction to timelier, data-driven intelligence that can inform decisions throughout the investment lifecycle.
