BridgeInvest Completes Significant Equity Raise for Real Estate Credit Fund
Evergreen vehicle supports national firm’s leading middle-market real estate lending platform
BridgeInvest (the “Firm”), an investment manager specializing in senior-secured real estate credit, has closed a substantial equity raise for its latest discretionary fund: BridgeInvest Specialty Credit Fund V LP (“Fund V” or the “Fund”). Fund V held its second closing in July 2026 and has grown to over $612 million in LP equity since launching in June 2025. The Fund is the Firm’s flagship open-ended investment vehicle, targeting senior-secured, middle-market commercial real estate (CRE) loans across the United States (U.S.), and expects to reach over $1 billion in LP equity by 2027. As of June 30, 2026, BridgeInvest manages over $1.4 billion in assets under management across its investment platform.
Fund V maintains a core investment focus on first-lien loans across a diversified set of real estate asset types (e.g., multifamily, industrial, retail, hotel and office) and business plans (e.g., pre-development, development, and cash flowing) across major U.S. markets.
The Fund targets loans with a deal size between $20 million to $150 million and seeks opportunities with an asymmetric risk-adjusted reward profile. Since launching a year ago, Fund V has already invested across 21 senior-secured CRE credit investments in several major U.S. markets, including Miami, New York, San Francisco and San Antonio.
“The significant volume of commercial real estate debt coming due is creating a substantial financing need across the market. BridgeInvest is well positioned to serve that demand, providing capital to experienced borrowers as they acquire and reposition their assets,” stated Alex Horn, Founder and Managing Partner of BridgeInvest. “This capital raise is a meaningful achievement for our Firm. We remain focused on the principles that have defined BridgeInvest over the last 15 years: prioritize attractive risk-adjusted returns, maintain structural protections, and generate durable yield enhancement and consistent capital appreciation for our investors.”
This announcement builds on the momentum from a milestone year for the Firm. In 2025, BridgeInvest closed $780 million in loan transactions and welcomed five new team members across investment management and operations.
