Business Strategy and Outlook

GemLife's strategy is to increase scale in Australia's undersupplied land lease sector by combining development-led growth with a steadily expanding rental base. Development currently accounts for over 90% of earnings, but as communities mature, we expect rental income to grow in significance, providing a more stable foundation for long-term returns. The group targets higher-end communities in Australia's coastal and outer metropolitan areas, where demand is strongest.
